Tourism is one of Belize’s most important industries, and many owners rent their homes to visitors when they are away. Done well, a rental can cover a meaningful share of running costs; done casually, it can become a source of stress from thousands of miles away.
What guests are looking for
- Easy access to the water, the reef or a beach
- Reliable internet, air conditioning and backup power
- Outdoor living space — a deck, a pool or a dock
- Clear arrival instructions and a local contact
Licensing, taxes and insurance
Short-term rentals are subject to local registration and tax requirements, and those rules are reviewed from time to time. Before you list, ask your attorney and accountant which licences, hotel or accommodation taxes and insurance cover apply to your property, and build those costs into your plans.
Choosing a property manager
A good local manager handles cleaning, maintenance, guest communication and emergencies. Ask for references from other owners, a sample monthly statement and a clear schedule of fees. The best managers also advise on pricing through the high and low seasons.
Guests remember the welcome as much as the view. A responsive local team is worth more than any single amenity.
If rental income is part of your plan, tell your advisor at the start of your search. Location, layout and building rules all affect how well a home performs as a rental.
